What Happens After You Buy a Stock House Plan?

A Step-by-Step Guide from Purchase to Completion

Buying a stock house plan is an exciting milestone. You have chosen the design. You love the layout. Now the journey toward construction begins.

Here is exactly what happens next — and what we include in your Construction Set.

Step 1: Receive Your Construction Set

When you order a set of plans for your selected house plan, we provide a detailed drawing package used for pricing, permitting, and construction. This Construction Set gives your builder a clear roadmap for construction. For more details on the specific drawings check out our FAQ section: https://weberdesigngroup.com/house-plan-search/faq/

📋 Floor Plans
📋 Slab Plan*
📋 Roof Design Plan
📋 Building Sections
📋 Typical Wall Sections

*Important Engineering Notes: The structural foundation plan must be completed by a structural engineer selected by you or your builder.

Why? Because soil conditions, footings, and site variables differ by location. A local engineer must account for those specific conditions.

The roof is designed and includes all applicable notes. However, the actual truss layouts must be prepared by a truss engineer or lumber supplier.

Your builder will coordinate these professionals.

Step 2: Select Your Builder

Next, choose a qualified local builder. We recommend providing your construction drawings to at least three builders so you can compare pricing, timelines, and overall fit. Just as important as cost is the relationship you build with them. Some homes can take a year or more to complete, so you will be working closely together for quite some time.

Once selected, your builder will:

📐 Review the drawings
📐 Obtain structural engineering
📐 Coordinate truss layouts
📐 Prepare cost estimates
📐 Establish a construction timeline

This collaboration ensures your house plan meets local code requirements.

Step 3: Engineering & Permitting

Your builder submits all drawings to the local building department. Once approved, you receive your building permit. A green light to start construction!

Step 4: Site Preparation

Before construction begins, your lot must be evaluated and prepared. Some of this can be done prior to the permit being issued. This may include:

➡️ Surveying and staking
➡️ Soil testing
➡️ Clearing and grading
➡️ Utility coordination

Proper site preparation protects your investment.

Step 5: Construction Begins

Now your house plan becomes reality. Construction typically follows this order:

❶ Foundation installation
❷ Framing
❸ Roofing
❹ Plumbing, electrical, and HVAC rough-ins
❺ Insulation and drywall
❻ Interior finishes
❼ Exterior finishes
❽ Final inspections

Throughout construction, inspections ensure everything meets code.

Step 6: Final Walkthrough & Completion

After final inspections, you complete a walkthrough with your builder and create a punch list of any items that need corrections.

Then you receive your Certificate of Occupancy.

At this point, your stock house plan has become your finished home!
