Weber Design Group Designing Marco Island Model Home For Aqua Construction and Development
Naples, FL Weber Design Group, Inc. President Bill Weber announced the Naples-based architectural design firm is designing a custom model home on Marco Island for Aqua Construction and Development. The two-story, great room plan will include 3,432 square feet under air with four bedrooms, a study, loft, informal dining area, an island kitchen with a breakfast bar, a large covered lanai with an outdoor kitchen and dining area, an outdoor living area with a fireplace, an elongated pool with a sun shelf and a large rectangular spa with a spill-over and a scalloped privacy wall back-drop and a three-car garage. The base floor plan will be priced from $500,000.
“This home is being designed specifically for a typical lot on Marco Island,” said Weber. “The sizes of Marco lots are very unique because of the depth of the lots. They have minimal depth when compared to lots in other communities. This particular floor plan is all about maximizing the beautiful water view corridors that sites on the island more often than not provide. The emphasis on the views is established immediately in the home’s open foyer. There are 20 feet of sliding glass doors in the great room that tie back to an additional 8 feet of pocketing sliders. Virtually every room in the home, including the great room, kitchen, dining area, study, master suite, upstairs loft and one of the upstairs bedrooms, plays to the views. The floor plan is expandable and there will be design options available.”

The lot sizes on Marco vary in depth and the plan has been designed to allow the owner to make minor adjustments to accommodate their particular lot without losing the architectural feel of the elevation. If the house were to be built in Naples, it would be built much larger. While the plan could certainly be built anywhere, we’ve designed it for Marco Island initially with the intention of expanding into much larger plans to accommodate the Naples waterfront market in Port Royal and Royal Harbor.”
Weber’s plan provides an open, flowing living area full of natural light and one water view after another. The two-story open foyer includes a window set above the home’s entry system as well as a see-through view of the pool and waterscape to the rear of the home. The foyer flows into a great room that includes a wall of windows, a wet bar, octagonal coffered ceiling and a pocketing corner slider that opens to a covered outdoor living area that features a rectangular coffered ceiling. There is also a door that opens to an outdoor kitchen equipped with a grill, vented hood, refrigerator and sink. A dining area and a separate conversation area with a fireplace are also included on the lanai. Plantation shutters will be set on either side of the fireplace.
To the right of the foyer is a study nook for a computer, small filing cabinets and a u-shaped desk. There is a powder room/pool bath across from the nook. A full-sized study is located at the back of the home and will feature a coffered ceiling and double French doors leading to an outdoor sitting area that will have a fire pit. A guest bedroom is located adjacent to the study and includes a full bath.
The dining area off the kitchen has a coffered ceiling, two operable casement windows and a view window. A hallway leads from the kitchen to a nicely sized utility room. The entry from the garage includes lockers for shoes, keys, mail and other items.
Large walk-in closets flank the entry to a generous master suite located off the lanai. A large window provides yet another water view and set 36 inches off the floor to minimize any view of the lanai furniture. The window is flanked by French doors opening to the outside. The master bedroom has a square coffered ceiling and the master bath has a double radial coffer, garden tub, double vanities and a walk-in shower with rain head and hand-held fixtures.
The second floor loft overlooks the home’s spacious foyer. Three columns and a railing are set at the overlook. The loft has a rectangular coffered ceiling, provides a direct view to the pool and the water beyond and opens to a covered balcony. The loft also provides access to a very large attic space that could ultimately be used as a bonus room. One of the upstairs bedrooms also opens to the covered balcony and has a full bath and walk-in closet. There is access to another attic space from the closet. Another upstairs bedroom on the front of the house also has a full bath and a French door that opens to a front covered balcony. There is also a false balcony over the entry system.
