Most Important House Plan Features

….. Wondering what are the most important house plan features?
Recently, the National Association of Realtors released their annual Home Features Survey. The information gathered revealed the most important features home buyers considered when purchasing a new home or house plan.
- 57% of buyers purchased a house plan with a fireplace.
Fireplaces can offer many advantages. Besides the obvious heating benefits, a fireplace can add desirability to a space, create a sense of togetherness and even provide an inherent calming effect. Our house plans combine all these aspects, taking into account the strategic placement of a fireplace, centered around a home’s gathering areas and even offering a “fire and water” element for some floor plans!
- 47% of buyers believed that finding a home with a spacious laundry room was very important.
The majority of our custom clients like to utilize their laundry rooms in unique ways, sometimes incorporating pet bathing areas, crafting spaces and built-in storage lockers.
The spectacular laundry room below is featured in our Morant Bay House Plan.
- Of the people surveyed, over 50% wanted larger closets.
It seems that no matter how large a floor plan is, families are always in need of more room for more stuff! Our house plans offer creative solutions and innovative ideas ensuring no space is wasted.

- Among buyers 55 and older, 42% considered a single level home top priority, compared to just 11% of buyers under 35.
Our Caribbean Breeze Model is just over 5,300 square feet and includes all the amenities found within a two-story home but with the comfort and convenience of a single level. Most of our two-story house plans also feature elevators which can help with tackling getting to the second level.
- Additional spaces within a home that are worth the highest dollar value to buyers were basements and in-law suites.
These two rooms can serve a multitude of purposes and are obviously a great asset and return on investment when it comes to resale. Many of our house plans also feature “cabana suites” that can also double as an in-law suite.
The Stone Manor II House Plan below is a beautiful mountain style design with an unfinished basement that would make an excellent game room or home theater space.
And below is our Cayo Costa Home Plan. This great room floor plan has a two-story layout with charming Olde Florida influences and just over 4,600 square feet. This house plan comes with a unique cabana suite over the three car garage which is perfect for in-laws and out-of-town guests!
And finally and at no surprise to us, the feature with the highest dollar value buyers were willing to spend more money for was waterfront property. In fact, 32% of buyers would be willing to pay more for waterfront property! Here at Weber Design Group we specialize in view oriented house designs.
Our collection of Coastal, Inter-coastal and Beach House Plans include features like picture windows and sliding glass doors that pocket out-of-sight, along with multiple balconies and sun decks in order to make the most of your waterfront lot.
Here’s a beautiful example of a floor plan customized to take advantage of sweeping waterways. Our Vasari House Plan offers luxurious Mediterranean style and fantastic architectural elements to ensure your waterfront view is never obscured.
